Preliminary unit count against the actual dimensional standards, utilities indicated at the street, FEMA flood and wetlands desktop screens, and a construction-informed read on site-cost red flags.

For Landowners

We increase land value before it sells.

Land is worth what a buyer can confidently prove they can build. Every unanswered question creates uncertainty, and uncertainty reduces value. Our role is to replace uncertainty with documented answers.

We identify the highest and best use of your property, coordinate the planning, engineering, and feasibility work needed to validate it, and help move the project through the entitlement process. By the time we're finished, developers are evaluating a project, not guessing about a piece of land.

Increasing certainty & land value

Raw land, unproven

Buyers pay for what they can verify, and at this stage, many of the key questions remain unanswered. Zoning, yield, servicing, environmental constraints, access, and title all introduce uncertainty, and that uncertainty is reflected in the price.

Feasibility proven

The key questions now have documented answers. Yield, development constraints, servicing, and preliminary costs are better understood, reducing uncertainty and making the opportunity more attractive to serious buyers.

Entitled / approval-ready

The project has progressed through the entitlement process, allowing a builder to move forward with significantly less planning risk. In many cases, this represents a substantial increase in value as the land transitions from speculative acreage to a development-ready project.

The difference between the first stage and the third is the difference between uncertainty and certainty. As key risks are addressed and development potential is validated, land becomes more attractive to builders and developers. We help landowners move through that process by coordinating the technical, planning, and entitlement work needed to unlock a property’s potential. If our initial assessment suggests a parcel is unlikely to support a viable development, we’ll tell you that too.

Grounded in experience

I'm Jad Atwe. I hold a Bachelor's and a Master's degree in Civil Engineering, and my career followed the path those degrees started: civil engineer, then general contractor, then real estate developer. I've stood in the mud over and over again when a project was raw land, taking it from vision to completion while navigating everything that comes with the journey: deal structuring, the construction process, rising costs, market uncertainty, and more.

Tough times can be a blessing. They bring you back to the basics, helping you understand what can go wrong and what it actually takes to pull off a successful development.

Land Sourcing Partners exists for one reason: to support developers and landowners on this journey by bringing an approach grounded in the reality of what it takes to succeed, while being fair to everyone involved.
